Design Review
Please note, the landscape application process may take up to 60 days from the time that an application is initially submitted to the time that approval is received. This time can be reduced by providing plans that meet requirements on the initial submission.
The Brighton Crossing Metropolitan District Board of Directors has approved the assessment of a $150 Design Review fee with all initial improvements or substantial modifications, to cover the costs of processing Design Review applications. To determine if your application requires a fee, please see page 4 of the Design Review Request Form. If you have questions regarding the review fee please use the Contact Us link at the top of the page to send an email to the district management team. Review fee payments should be mailed to, and checks made out to Brighton Crossings Operations Board or BCOB, at 550 W Eisenhower Blvd. Loveland, CO 80537. Pursuant to the Master Declaration, all Owners are required to install rear yard landscaping within 9 months of closing. All plans must be approved prior to construction and/or installation. Violation of the landscape requirements may result in fines being assessed to owners and/or a requirement to alter installed landscaping.
The Metro District has a requirement to not have the trees overgrow the property line. All trees must be planted in a location to ensure they will not breach the property line at mature width.

Pursuant to the Residential Improvement Guidelines and Site Restrictions all fences within Brighton Crossings must be treated with one of the two approved Preservative Treatments listed below. In lieu of a stain that can be difficult to match across multiple phases and builders, and that must be applied regularly, fences should be sealed with an approved Preservative Treatment. This clear treatment contains no dye or coloring; it causes the lignin in the wood to form a natural, rustic-weathered patina that enhances the life of the wood and does not need to be reapplied. Approved color schemes can be found here or at your local Sherwin Williams store. Submitting a Design Review Request Form is still required for approved color schemes.
- Exterior photo(s) of the home in its current state along with exterior photos of the two adjacent homes on either side to avoid replication/duplication.
- Color selections that are not in the approved color scheme book will not be approved by the Design Review Committee.
- The Design Review Committee will not approve multiple color schemes selections; resident must select one scheme from the approved color schemes book.
- Note: Photos from Google Earth/Maps will not be accepted as they may not represent the house with current colors.
- LETTER OF AUTHORIZATION FROM THE PROPERTY OWNER, IF DIFFERENT FROM APPLICANT.
Application to use District property for access to your rear or side yard in order to complete landscaping or other improvements should be made ahead of time. Please include this request on your landscaping application or complete a new application if your landscaping has already been approved. Please include pictures of the exact area that will be used for access and a picture of the section of fence that will be taken down.
Once your application has been approved, or if damage to District property or landscaping is discovered a deposit invoice in the amount of $1,200 will be placed on your account.
The District will use funds from the deposit amount to restore the landscaping and any damage. A copy of the invoice for restoration will be provided and the balance of the deposit will be refunded to your account.

3.92 Work Involving District Property
Approval is required. Owners shall be responsible for any damage caused by them to District property. Generally, driving vehicles, including wheelbarrows, across District property is not permitted. However, when circumstances warrant, the DRC will consider requests provided that prior approval is requested, and the Owner advances funds as may be reasonably required by the Board of Directors to repair any damage. The District will do the actual restoration of the District property
Artificial Turf
Artificial turf may be considered inside and rear yards but not areas visible from public streets. Total artificial turf of any height may not exceed 30% of the total area of the lot that is able to be landscaped.
The design intent is for artificial turf to emulate natural grass. Please state the intended use of the turf on the application. If selecting one of the pre-approved artificial turf brands listed below, please submit the manufacturer's cut sheet or informational sheet with the application. If a pre-approved artificial turf is not being proposed, the application must include a physical sample of the proposed material showing the color and pile height, along with a manufacturer's cut sheet or informational sheet.
Allowable Products
The color must be similar to the geographical area, preferably a blended, multi-color monofilament fiber. There are certain products that have been pre-approved by the DRC as meeting the requirements of these Guidelines. The pre-approved brands are listed below.
A. Easy Turf – Ultimate Natural Artificial Turf 2” height.
B. Easy Turf – Pedigree 1 1/2” height.
C. Next 2 Natural – Natural Envy 2” height.
D. Next 2 Natural – Sense 2” height.
E. Mile High Synthetic Turf – Colorado Blend Pro 2” height.
F. Mile High Synthetic Turf – Colorado Blend King 2 3/8” height.
G. Purchase Green – Arizona Platinum Olive 2” height.
H. Purchase Green – Arizona Platinum Spring 2” height.
Installation Considerations
A. Professional installation is required and must include a weed barrier and a porous, aggregate road base for drainage.
B. Proper infill for residential application, such as a silica sand or “Envirofill” for kid and pet areas must be used. If only for a pet use area, a product with less secondary thatch may be used. Infill must not be toxic to humans or pets and must blend into the turf and not be visually distracting.
C. The established drainage pattern may not be blocked or altered by the installation of artificial turf.
D. A weed suppressor must be used under seams and the seams must be properly secured.
E. If an artificial turf area will meet an area where native landscaping has been established, it must be separated by a barrier of at least four (4) inches of hardscape or planting area.
Maintenance Considerations
Artificial must be cleaned as necessary and periodically groomed to maintain its appearance. The District reserves the right to inspect and require replacement after the life expectancy has been reached, typically 15 to 20 years, or if the turf is not maintained in good condition.
Initial Rear Yard Landscape Checklist

Landscape Plan
- Drawn to scale with a minimum of 1 inch = 30 feet
- Name of individual who prepared the plan written on the plan
- Address of the proposed landscaping
- Lot width as measured across the rear of the lot written on the plan or plot included
- Existing vegetation and features included on the plan labeled as existing
- Materials to be used in the installation identified on the plan and example pictures if not a mate-rial already used on the front of the home. Examples: concrete patio, stamped concrete (include example picture), curbing, planter boxes (example pictures), etc.
- Required plant materials identified on plan by species, in the proposed location that will prevent tree(s) from growing over property lines at full maturity, and labeled and installed as the mini-mum installation size of 2” caliper for deciduous and ornamental trees, 6’ height for evergreen trees, and 5 gallon size for shrubs. Numbers of required tree(s) and shrubs is based on width of the lot as measured across the rear of the lot.
- Trees proposed in locations that will not allow them to grow over lot boundaries as the tree grows toward the “full spread at maturity” or “mature width”. This can be found buy running an internet search for the species of tree that you want to install. For example, a tree that is often proposed is an Autumn Blaze Maple. This tree grows to be 35-40 feet wide at full maturity so this tree would need to be planted at least 20’ away from property lines to be approved.
- Grass species included on plan (Kentucky Blue Grass is only allowed if less than 1/3 of the blend of grasses. Please select a low water/drought tolerant blend or grass to establish the sod)
Required living plant materials - selection based on the width of your lot measured across the rear of the lot
Small (50 ft wide or less)
- 4 shrubs and 1 deciduous tree (loses its leaves in the fall)
Standard (51 – 75 ft wide)
- 5 shrubs and 1 tree (can be deciduous or evergreen)
Large (76 ft wide or greater)
- 9 shrubs and 2 trees (minimum 1 deciduous, second can be deciduous or evergreen)
If you are installing a fence
- Area that the fence will be installed has been clearly identified on the plan
- The wing portion of the fence (the fence that separates the front yard from the rear yard is accurately identified on the plan
- The wing portion of the fence is at least 6’ behind the front corner of the home or 6’ behind the point that the porch wraps around the front corner of the home
